NorthWest Valley Neighborhoods and Zip Codes

There is good news for both buyers and sellers this month. Interest rates dipped down around 5% ,giving buyers another reason to buy, while prices in the northwest valley have started to increase. This is just what sellers are wanting to hear.

I will give you some statics to consider, however the numbers cannot explain the whole picture of our current market situation. The housing market does not improve in all area at the same pace. We are currently experiencing high demand for properties over $200,000 that are in good condition with pools. The prices of these homes are headed up. At the same time there is more downward pressure on the prices of homes under $100,000 due to a larger amount of foreclosures in this price range.

The number of active MLS listings is currently 33008, not much of a change from 32895 a month ago. Last month the entire MLS sold 9133 properties while the month of April sold 9095. Both of these months had extraordinary sold numbers but sales were partially driven by the first time home buyer tax credit.

Here you will see the active and pending numbers for the northwest Valley. These numbers I track every month to monitor activity specific to the northwest valley so I can spot trends and to better help buyers and sellers of the northwest valley make better decisions. One of the trends that I have noticed recently is homes over $200,000 are selling more quickly and inventory is depleting. As an example, Pleasant Valley had 7 active properties and 10 pending properties last month, this month we find it at 2 active and 16 pending. Pleasant Valley is at a price range that would not be first time home buyer driven, so the tax credit does not factor in this area. This is a trend to watch carefully, but I believe we may have turned the corner in the northwest valley housing market where we will begin to see prices edge up as inventory falls.

I enjoyed a hike at Westwing Mountain over the week-end. Nestled in the foothills, Westwing Mountain is a planned community located in Peoria, AZ 85383 The trail starts out a little steep but the views are worth the effort. I recommend starting early in the morning while it is still very cool and there are less people on the trail. Here is more information and a map of the trail.

Although it is recommended to park at community center and walk to the trail head, most people were parking in the cul-de-sac nearby. Please be respectful of the residents who live in the mountainous community of Westwing using the golden rule. “If I lived here, where would I want hikers to park?”. Let me know how you enjoy it!

Below you will find a collection of photos taken this morning at Gold Mountain Preserve located just north of Jomax as you follow 67th Ave, north. Currently the gate is left open so anyone is able to drive into the community and take a short hike to the top of the trail and check out the views. Although short, the hike is steep. This hike is all about the views of our NorthWest valley where you can see Terramar, Westwing Mountian, Cresents Hills, Boulder Mountain and more.
